Pre-Approved Design Program

Design professionals can now have their detached ADU structure “pre-approved", which can then be reviewed and purchased by homeowners. This can help streamline review and reduce costs to homeowners.

Qualified design professionals can apply to have their detached ADU designs and plans “pre-approved” and featured on this website (in accordance with State Law AB 1332). The “pre-approval” process allows design professionals to submit construction plans for a detached ADU (structure only, not tied to a specific site or location). Homeowners can then review floor plans online and consider purchasing the plans from design professionals, which can then be submitted to the Town with site-specific information for expedited review as part of a building permit application. Note that pre-approved ADU plans do not constitute an endorsement or recommendation of any specific designer, contractor, or other design professional by the Town of Fairfax.

A building permit is required for pre-approved plans to review site specific items such as allowable setbacks, foundation work, fire safety, tree removals, so forth.  Modifications to the pre-approved ADU plans is not allowed.
